Recently I shared some tentative Florida design plans for the new build. Today I’m back with a few modifications, as well as some new boards in the mix that I didn’t get around to completing last time!

In terms of window coverings for the home, we’ll be doing plantation shutters in most of the rooms (and then adding some drapes along the way). But, in a few places, we would like automated woven shades to not only add some warmth, but also for convenience of the automation. I’ll likely be ordering several custom woven and automated roman shades through blinds.com. My friend Rachel has used them a bunch in the past for her personal home and rentals so I know the quality is there. I have a few samples at home but still deciding the exact route we want to go, but I’m leaning towards the Bonaire Flaxen (Rachel loves the Capri Ivory). They do send free samples so I’d definitely recommend that before purchasing anything. I love that you can pick your material, custom sizing, filter level, inside/outside mount, binding options, automation, and open up or down, and they’re still relatively affordable! We also still can’t stop thinking about our Lutron Serena shades we had in our last house, but they’re much pricier. But they were the smartest smart home device we’d ever seen! So those are on the table still as well. But we may have to do those in stages if we go that route. I’ll keep you posted!
Okay, let’s jump into the design boards! Some of these are still very tentative, but at least gives a little insight into the direction I’d like to head with some.
Powder Bath Design Board
I shared quite a bit about our tiny, oddly sized powder bath in this post on tiny bathroom sinks. I finally decided on this vanity simply because the base was the smallest, but it actually gave us a little more depth with the sink that pops out. They’ve only installed the base so far, as they’re waiting on the plumber to install the sink and hardware. But I think it will look cute when it’s all done. Hopefully the cute mirror and light fixture will offer a distraction! I’d love to wallpaper in here too, but haven’t decided if I’ll use this watercolor stripe wallpaper here or in an upstairs bathroom! The light fixture cost about as much as the vanity and mirror combined, and that’s turned out to be an accidental theme in several rooms. You’ll definitely be seeing a lot of high/low mixing around here!

Dining Room Design Board
I actually shared a dining room design board in my last post, but ended up going a different route with the dining chairs so things evolved from there. I also found a gal in Daytona that is shopping a few things for me at the Serena & Lily outlet and I’ll be sharing a truck with someone else that lives nearby to get it all shipped to us. If you have an outlet nearby, I’d strongly encourage you to check them out! I was able to get the buffet table below that I’ve loved for so long for less than half of retail (plus shipping costs). This is also the one room where I keep wavering between plantation shutters and roman shades. I’d love the plantation shutters for privacy (this window looks into our neighbors deck) but I think the room could use some more warm elements. Still not 100% sure which wallpaper we’ll use, but this room is definitely getting it!

Kitchen Design Board
The kitchen plans have changed very little, but the gal shopping the outlets for me found six swivel counter stools that I couldn’t turn down. I searched and searched and searched for ones I love (and could justify the price for six). But nothing really caught my eye. I know these might be a “boring” choice, but we eat most of our meals at our bar and we loved our old Riviera’s so much. They held up incredibly after four years and we thought they were comfy. So I’m excited to now get the swivel version! The real star of the space is the pendant lights so I’d rather the focus be there regardless. Also, some of you noticed the cane webbing in this mood board last time. I’m considering backing the glass cabinet doors with the cane webbing to add some warmth to the space. I’ll let you know once I do a trial run! We’re also thinking we’ll paint the side door here (this color is BM Santorini Blue). I may also add a fun fabric roman shade to that door too with some blue and green tones. Just have to figure out the logistics since we’ll want it operational. I’ll definitely be bringing some color in with a runner too. Still no luck finding a backsplash we love, so it will likely just be left shiplap and we can figure it out down the road.

Living Room Design Plans
Our living room design plans are a bit of a snoozefest right now to be honest. I cannot figure out what I want to do here. We’ll obviously continue to use our existing sofas, and I’ve become obsessed with these chairs (although not 100% I’ll order). So my goal over the next month is to get this mostly figured out so I can have a rug in place before we move in so we’re not having to rearrange furniture later! Stay tuned on this one.

Loft Design Plans
I made a few modifications to my initial loft design plans from this post. Previously there was more pink and Kurtis told me he hated the rug. I’m still a fan of it (especially for the price!) but I swapped things up a bit and actually love it even more. He isn’t sold on this rug either and told me he only likes geometric shapes on rugs, much to my surprise. Ha! But, he also fully admits he isn’t great at envisioning a space until he sees it. I have to remind him the rug won’t be as in-your-face as it is on a mood board with a birds eye view. So, he’s going to have to trust me on this one 😉 I want the loft to be where we inject the most color since it’s a more casual space and currently is all white. And although I couldn’t capture it with the orientation of the furniture here, we’ll be using our existing console table behind the sectional since we won’t have room for side tables in the walkways on either side. It will be a great spot to add some lamps and other decor too, as well as functionality for setting drinks, etc. Still on the hunt for the perfect coffee table!

Upstairs Guest Bathroom Plans
The upstairs guest bathrooms are pretty small (and mirror images of each other), but we went with fun cabinet colors to give them a little bit of personality. So, I thought it was worth sharing the light/mirror combos I am using. Both spaces will have can lights overhead, so to save on costs (and the fact I couldn’t find affordable vanity lights I loved), I went with swing arm sconces!
Our vanities were built by the cabinet makers, but this one is very similar to the look of ours. The sconces will each be above the mirror but the stock image had them bent weird making it awkward for the mood board! The first bathroom will technically be in the “cat room” so I don’t envision adding wallpaper any time soon. But this block print Schumacher is stunning in person and would be a fun add down the road!

Again, this next vanity is just a stock one that is similar in color to ours. Ours will be the color of the laundry room and carriage house cabinets, and is a bit more saturated, but this one is close (although a different design style). The sconce will be above the mirror on this one too, but showing it here for simplicity.

Upstairs Bathroom Plans
In the larger bathroom upstairs (connected to the bedroom we’ll likely use), I made a few quick swaps from the plans I originally shared. I took advantage of holiday sales on the mirror and sconces and really like the direction this one is headed. This bathroom has blue cabinets too (Aero Blue which is stock from the cabinet company) but very similar to BM Santorini Blue.

Kurtis’ Home Office Design Plans
Kurtis is just so thrilled to have an office that also doesn’t double as a guest bedroom now that he works from home mostly full-time. He’s also excited his desk will look out onto the pool! If you’ve read here for a while, you may remember I ordered a huge office suite from Pottery Barn (in lieu of built-ins after getting bids) shortly before we decided to move. The last of the pieces didn’t arrive until this March and my new office doesn’t have the wall space to accommodate it all. But, Kurtis’ does and he’s thrilled to take it over. We’ve contemplated painting the entire room Benjamin Moore Santorini Blue (or a similar blue gray paint color), and if we do, we may also paint all the cabinets to match for a more custom/built-in look. I’ll keep you posted!

Our builder had a budget for us built-in to the cost, and thankfully we got most of them at his price (not retail prices) so the budget went a lot further! I was still definitely over though, hence a few Amazon choice 🙂

Thank you! And yes, the outlets are open to the public but are only in a handful of states. The closest one to us is Daytona which is six hours from us, so not feasible for me to shop in person (especially for oversized furniture). Apparently things sell out very quickly each time there is a new shipment. I’m happy to pass along her contact info if you shoot me an email (I only have her cell phone so don’t want to post it publicly) and are within driving distance of her. She charges a 40% shop fee on top of the outlet prices and then I still have to cover shipping charges (basically whatever fee she is charged by a local freight company). So if you can get to one yourself, it’s obviously going to be even more dramatic discounts. But my understanding is most outlets have someone nearby that will shop for you with similar fee structures. Try searching “Serena & Lily Outlet Personal Shoppers” on Facebook and look for the closest store to you so shipping is more economical. I hope that helps!
