If you’re new here, we recently sold our home fully furnished and decorated, as we prepare to move into our new build later this summer! When we moved from Omaha to Florida, we allowed the buyers to pick and choose items from that home they wanted to purchase, as we knew it would make the move south much easier on us.
This time around, we ultimately decided to list it fully furnished and decorated and to adjust the price accordingly. With that, I made a spreadsheet of every room in our home, with all of the big ticket items like furniture, rugs, lighting, etc. so we could realistically see what it all cost. I included a link to each product for quick reference and listed the retail price. For resale purposes, we obviously then took a pretty steep discount off based on age of items. But, the exercise helped me to see what it would realistically cost to refurnish a home.

Our new home has the same number of rooms that need to be furnished so it helped me to quickly see what expenses to expect, and also helped us refer to what items we love most in this house! Kurtis and I were on the same page with several of the big ticket items and immediately knew we wanted the same items again (but perhaps in a different style or fabric). Now that we’ve officially closed on our current home and shipping dates are more aligned with our moving date, I’ve started placing orders to ensure we have some furniture on moving day. So today I’m sharing the items we’re planning to repurchase, or already have!
Our Pottery Barn Sofas
No questions asked, we both immediately knew we needed our same sofas again. Ask either of us on any given day our favorite piece for furniture (that we literally use daily) and we’d both say these sofas with 100% certainty. You guys – we bought these SEVEN years ago and they still look so good! The fabric (ours are the Performance Linen with Crypton in the Oatmeal color) has been virtually indestructible. Due to the natural linen, they are a bit scratchy when they arrive, but quickly soften. When we’re watching a show we each lay on our own sofa, and since ours are the deep version, it literally feels like a bed. Ours are the 95″ length so plenty long even for our 5’9″ and 6’2″ frames. Long story short, I have a full review post with all our exact specs we ordered in this post.
I actually bought FOUR versions of the sofa last week for the new house. Two for the living room (I’ll share more on that tomorrow, but we’re going with blue!), one for my office (in the exact fabric we already have), and then the sleeper sofa version for our carriage house living room (also in the same fabric we already have). Call me boring for using the same choice all over again, but when you know you love something, don’t be afraid to stick with it!

Cabinet Hardware and Annie Selke/Dash & Albert Rugs
Our builder uses a hardware shop in Tallahassee for all the door hardware and cabinet hardware. It was a quick decision for us to go with this door hardware, but I wasn’t loving much of their cabinet hardware. A lot of that came down to the fact I wanted a polished nickel finish and they had limited offerings for that.
So, I chatted with the cabinet company and our builder and they didn’t have any issue with me ordering my own cabinet hardware. So, we’ll actually be using these ball knobs that we used in both our Omaha pool house kitchen as well as our current home (shown below in our kitchen). Both of those times we used the Aged Brass finish, and this time around we’ll be using Polished Nickel. The other hardware in the kitchen will be different styles (read more on that in our Coastal Kitchen Design Plans post), but the knobs are a tried and true favorite!
We’ll also be using quite a few more Dash & Albert/Annie Selke rugs in our new home. I didn’t reorder the exact one below, but did order this one for our kitchen (along with an option for our living room and my office) a few weeks back on sale. I want to ensure all the rugs are in place before furniture arrives so we’re not having to mess with them later! But we love the Dash & Albert rugs in our kitchen because most can be hosed, bleached or thrown in the washing machine.

Our Outdoor Chaise Lounge Chairs
We’re ordering these outdoor chaise lounge chairs for the third time, as well! We had the grayer version in Omaha, when that was the only color option. We went with this warmer tone in our current home, and that’s the one we’ll be ordering again. We leave these out all year, uncovered, and they still look great! We typically have to power wash the cushions a few times a year, but other than that, the maintenance is easy.

Our Outdoor Slipcovered Swivel Chairs & Sofa
Much like our outdoor chaise lounge chairs, we also plan to reorder the coordinating outdoor sofa as well as the slipcovered indoor/outdoor swivel chairs we had originally got for our Omaha pool house. Both are pretty indestructible and the chairs couldn’t be comfier. The chairs are crazy pricey so I’m waiting on a sale there, but the Perennials fabric is a total champ and these chairs basically look brand new! If you missed my fabric test post, you can see here just how great the fabric is. We’ll be ordering these in a different color, but overall will be a very similar vibe.

Upholstered Wingback Bed
I actually only have pictures of this upholstered bed in our current home at Christmas time (so I’m showing it below in Omaha)! But we both love how much taller it is than most headboards. We love it so much we may actually order two different versions (different fabrics). But we’re also considering this one and this one, which are more affordable – just not quite as tall! The biggest issue with the PB version right now is the lead time, so I’m not sure I want to wait until several months after we move in for it to arrive!

Our Gas Lanterns
We’ll be using our same gas lanterns (as well as the electric versions) on the exterior of our new build. We’ve had great luck with these and they’re a quick ship item unlike many other copper versions. Because of our corrosive salt air and humidity, it’s highly encourage to select copper option so you don’t have to deal with rust after only a year or two! We’ll then be using this hanging version on the front porch.

Coral Wall Mirror
When it came to mirrors for the new house, the first one I knew I’d reorder is this coral mirror. I’m planning to share exactly where we’ll use it in tomorrow’s post. Our Entryway Vase
Since we not only sold our home fully furnished, but also fully decorated, there’s a lot of items I have to replace! I did specify that I wasn’t including any of my books or my seashells/coral collections. But other than that, all the accessories are staying. I already have two of these vases in my cart because it has quickly become the one I reach for every season! I have the large size and it’s an investment, but my cost per use is basically free at this point 😉 Here you can see it below with a single fresh palm frond.

My Desk Chair
This will be our sixth time we’ve purchased this leather desk chair, which is wild to believe! We had two in our Omaha house when we sold that mostly furnished, and then purchased three more for our current home. Kurtis’ new office will have darker vibes so he wanted a moodier chair (we’re going with this one – you can see the full design board here) but I love the lighter leather and wood tones on this one so much, I’ll be buying it again!

Quinn Chandelier & Drapes
There is only one interior light fixture that I repurchased for our new home that we have in our current home – the Quinn chandelier. If you’ve ever seen Palecek lighting in person, it’s spectacular. As the price reflects, a lot of it is handmade and the scale is rather large. We currently have it in our bedroom, as shown below, but I plan to use it in my future office again!
We’re still going back on some of the window coverings, but I do know I’ll be using these pinch pleat curtains in the living room and kitchen areas – and likely the bedroom and my office.
