Happy Monday! I hope you all had a nice weekend and got to do something enjoyable! Our week was a bit chaotic (more on that in a minute) but the weekend was a great mix of fun and relaxing. Here’s a bit of what we were up to this past week.

Home Projects & Updates
We didn’t tackle much around our house this week, but I’ll share more of what we did work on house-wise in another section.
My Lindsay Letters artwork arrived last week and I couldn’t be more excited about it. This is just a quick iPhone snap, so I’ll be sure to take some “real” photos soon. But it’s so beautiful in person. Mine is the largest size with the white gallery frame. I love that it will work as well, or even better, once we get down to Florida!
I think this is the week the my Incrediball hydrangeas will officially bloom! They’re so close! Once they do, I plan to take some updated drone shots of the backyard. I love that this version of hydrangea blooms so much earlier in the season so we can enjoy it all summer long!
I always love a freshly mown lawn!
We also set our appointment for house selections on our Florida new build this week! We’ll be heading down in August for a day and a half to finalize everything. I won’t be able to see any of it ahead of time, so hopefully I can share some pointers on how to narrow things down quickly. And hopefully I can actually narrow things down quickly under pressure – ha! So many builders have gone the route of limited selections because of inventory issues (and it obviously helps keeps costs lower). It also helps ensure the house is finished as close to the date they tell you it will be. I’m excited to see what the options are and to start working on some room design boards!

Around Town & For Fun
The week started off to a rough start. Nothing we couldn’t get through, but it was just a lot.
Monday we fired our Omaha property manager for things I’m not even going to get into. It’s been a long time coming, but a few things happened last week that were the final straw. If you’ve ever been a landlord, you likely know switching property managers is a major task. But, we interviewed someone Friday that we think may be a good fit and we’re hoping the transition goes smoothly!
One issue (among many) was that the rental house we were supposed to list to sell three weeks ago here in Omaha was absolutely trashed when we got the keys. A few weeks prior the property manager had told us it might just need a fresh coat of paint and that was it. Ha! There was furniture left all over the yard, drywall that had been ripped, the top portion of the garage door had fallen, the grass was about a foot high, and the carpet was completely ruined from pets (that we were never aware were living there). Long story short, we had to work with our realtor these past two weeks to get it all back in shape and listing ready. She is an absolute miracle worker and has a great list of contacts to help us get everything done in time.
Tuesday night, Kurtis had a work dinner and I got a text that marble size hail was falling in that part of town. Turns out our car was damaged on the hood and full-length of one of the sides so we’ll have to get that repaired since our car is a lease. He was near the area of the house we’re selling and of course the storm hit there too. The yard was a mess and we ended up getting water in the basement after it was all cleaned up and reading for showings. Thankfully, after having a certified roofer out, he said the issue was because the gutters were full from the large trees, and the dirt around the house was sloping back towards the house again. We were able to get that all repaired and fixed before the next rounds of storms came in later that week! And, as of this morning, we already have an offer with possibly a few more on the way! Such a relief, especially when you have to disclose a last-minute water intrusion to potential buyers!
And remember the rental house we had that froze in January? The tenant left town for several weeks and turned off the heat entirely. The pipes all burst and it flooded (and froze) most of the house. After some issues over there last week as well, it’s finally getting floors this week after some major delays on the kitchen cabinets and floors. But, we’re hoping to have that house finished by the end of the month! We still plan to keep it as a rental (although we considered selling it many times). It will be nice to have that wrapped up soon!
Now that we’ve moved past the non-fun part of the week, we’re moving on! Let’s focus on the fun parts of the week/weekend!
Friday we had a meeting with the potential new property manager and then headed to Jukes Ale Works in downtown Elkhorn for lunch. It’s always a favorite for us in the summer, because we love their rooftop seating! Not to mention, their Ninja Juice is one of our all-time favorite IPAs!
Friday evening we headed towards downtown to get a dehumidifier at the rental house. We wanted to let it run for a few hours, so rather than head home, we grabbed dinner at Jimi D’s near Aksarben. That was after trying four other spots and every single one was full prior to five. Ha! But it’s always fun to venture to a new part of town.
Saturday our BFFs came over and we had a swim afternoon without the girls. It wasn’t sunny, but still very warm and it was a fun afternoon! We ordered pizza and wings and had it delivered down at their house so we could eat with the girls. The girls insisted they both had to sit on Kurtis’ lap to eat dinner.
We left relatively early that night and then headed home and watched “Something’s Gotta Give”. I hadn’t seen it in ages, and with the whole coastal grandmother aesthetic trending, it got me in the mood to watch it again!
Lazy Sunday mornings are always the best! Especially after a hectic week!
We found Henley sleeping on the pile of toys she had pulled from her basket. All that catnip must have worn her out!
Kurtis and I headed out to the pool mid-afternoon. It was so hot and sunny and glorious!

Our friends came up Sunday night for about 45 minutes to swim with the girls. Elle was a total mood in her getup!
Serena & Lily popped up an outdoor sale and the price on our outdoor bistro chairs are the lowest I’ve seen! We’ve been really happy with them so far.

My favorite summer scent is on sale right now too! I bought it in both the rattan wrapped candle version and the reed diffuser set. Love these colors for summer! The candle care set is also on sale.
I can’t believe it’s already mid-June! Lots to catch up on this week, and by the end of the month, we’ll have quite a few things off our plates. But I received several items for our summer home tour, and my goal is to also have that ready by the end of the month!
It’s supposed to hit 101 degrees here today, with two other days potentially breaking 100 as well in the next week or so. We’ve got to soak up the pool and pool house as much as possible while we still live here! Each week the move feels more and more real. But we’re excited to get down to Florida this fall!

It appears that your property manager did a poor job of pre-qualifying the prospective tenants. I have owned rental property for 25 years and never once had a tenant trash my properties.
